Moving Tips to Save you Time

Moving the contents of your home can be a daunting task. There is much to remember and depending on how much help you have, the workload can be high.

Our Self Storage facilities located in Rothwell, Lawnton and Brendale can help you with all of the moving materials that you’re going to need like cartons and tape and bubble wrap. Do not underestimate how many boxes at you will need: you will be very surprised at how many you will go through in the process of packing up all of your belongings. Don’t forget the garage or the tool shed, these can consume a lot of boxes especially for tools. Make sure that you use good-quality cartons as tools were sharp points can poke through easily.

Use at least three pieces of tape on the bottom of each box and also one piece at 90°. This will help prevent the bottom falling out of the box. A label for each box is ideal but a texta will do the same job. Don’t commit the contents to memory: you might remember now what you put in the box but in a month when you unpack you won’t remember!

Many removalists charge by the hour. Assemble all of your boxes in the one place if you can as it will reduce the amount of travelling time within your home. It’s all about saving time and money.

If you are going to access your Self Storage space while your goods are being stored in preparation for your new home, consider storing the items that you may need access to the front of your space it will make it much easier to access them if you need to.

Units and Apartments becoming More Popular Than Houses

According to the latest rental report from Australian property monitors, Apartments are starting to challenge stand-alone houses for interest by property consumers.

As more and more buyers and renters decide apartment living is for them, the old dream of the quarter acre block is fading fast and that challenges the long-standing consideration that traditional land value and home values will increase, providing long-term financial security.

The median rent for apartments and houses in Melbourne is now $360 a week and in Sydney there is still a gap but it is much smaller. What is becoming evident is that a house and a unit can command the same rent.

There has been a 25% increase in the construction of new units Australia wide and this year new construction will represent 40% as units for the first time.

With younger buyers buying and renting closer to the city to enjoy lifestyle choices, developments in outer suburbs are not as attractive as they once were as younger buyers prefer the low maintenance lifestyle that is offered by inner-city dwelling.

In Brisbane houses cost 33% more than units but the rental differential is only 4%.

How to Store Documents and Other Paper Articles

We all use paper products every day from writing to important documents and much more. How do we store them effectively so they are protected for the future?

Paper documents need protection from the elements; all of which contribute to longer term damage; the main culprits are mainly light heat and humidity.  Acids, plastics and physical objects also can damage documents.

Polyester or polyethylene or polypropylene is the only safe plastic sleeves for documents. Some other plastics are not chemically stable, especially PVC document covers or sleeves. These are often used in binders and they can emit hydrochloric acid over time and other dangerous acids, which will deteriorate stored documentation.

Conservationists tell us that lamination is not a safe technique for long term protection of documents, because damage to the document is possible due to the high heat and pressure during the laminating process.

Extreme temperature and humidity changes can cause rapid deterioration of documentation. If you have to store your documents in a Self Storage facility, pack  the cartons with the documents contained with other boxes around them – this will reduce the temperature variation that sometimes is unavoidable.

Try to organise your files in acid free folders and ensure that the boxes that are used are acid free. Documents that need to be kept for long time can be preserved between two sheets of polyester film.

Do not over pack document storage boxes as this makes them very heavy and the potential for the documents to fall through the bottom of the box is very high. Be careful how many document cartons that you stack on top of each other as they can crush easily and then damage the documents inside.

Old newspapers deteriorate rapidly because of the highly acidic paper. Photocopy any important newspaper articles on acid free paper. The dry powder inks in photocopiers are relatively stable.

Old documents like wedding certificates can become brittle. If you have stored the document rolled up in a very dry environment, re-humidification may be required before rolling out to gain more flexibility in the document. Relocate the document without disturbing it to a more humid area for a few hours to allow it to absorb some moisture. If it starts to crack there is not enough moisture in the document. If it is a really important document seek professional help.

How Do I Store My Model Collection?

For some its model cars and other model trains, boats or planes. Some us we never let go of our childhood passion of collecting things. There are collectors with thousands of  models and what do you do when it comes to moving?

Packing models using crockery boxes

Storing these valuable models when it comes time to move can be hard. Luckily there are carton products deigned to help. Crockery cartons with small compartments make for small places to store your valuable collection.

Always use bubble wrap clear side out and with small components, cotton wool wrapped around aerials and mirrors does the trick.

“Peanut” plastic storage can also fill the void between items.

Once you have packed the carton, clearly label the box “Fragile”. Stack the box in your Storage space where it cannot fall if disturbed and try not to pack any other item on  top of the box.

The contents are precious: It deserves it own space!

Pack boxes inside a cupboard or wardrobe which will provide additional protection.

Wrap display cases in bubble wrap and remove shelves and wrap in paper. Remind removalists that their life is doomed if your collection is damaged!

At this stage in your Self  Storage process, it’s worthwhile taking some time to plan exactly how to pack your items into the unit. Unit sizes are determined by price so you can be save money by assessing what you have to store and planning to pack it in efficiently – a smaller and well-packed unit will be cheaper than a larger one that is badly organized.

There are two key things to remember when organizing your Self Storage unit. Firstly, you need to make sure that you can easily access the items you’ve stored in the facility when you want them. Secondly, you must take care when storing – these are your belongings and there are measures you can take, apart from careful packing, that will help protect them during their time in the facility. our Manager can provide insurance for your goods.

• If you’re worried that the floor space in the facility is not clean enough and might cause damage in itself put down protective sheeting or boards.

• If you’re storing heavy items or boxes check with the facility to see if they have trolleys or other machinery you can use. Some self-storage companies will offer these free of charge. • In all but the smallest units, try to create an aisle and leave enough room to be able to get round the back.

• Store your largest items first.

• If you’re stacking your unit high with boxes, always make sure to put the heaviest boxes at the bottom to avoid damage.

• Stack boxes and similarly sized items together to save space.

• Try not to lean furniture against outside walls.

• If you’re storing metal objects avoid resting them against items susceptible to damage.

• Try to assess what you’ll need to access frequently and keep it at the front of your unit.

• Fill anything that’s hollow – i.e. wardrobes, drawers, washing machines and fridges with small boxes and other items to maximize your available space.

• Make sure to stack boxes and containers so that you can see the labels you put on them.

• Wedge the doors of all kitchen appliances whilst in the facility open to avoid bad odours and mildew etc., building up.

• Don’t store anything in the facility that you’re not sure is sturdy vertically – if it seems wobbly store it horizontally.

• If you’re worried about the atmosphere/environment in the unit put down moisture absorbers, deodorizers and vermin bait.

  6. In the kitchen, buyers want to see the amount of work space, counter space, and storage space the kitchen offers. You need to have a minimal number of appliances and other things on the counter to let the space shine through.
  7. With fewer of your possessions on display, you will reduce the chance of theft during open houses. Real Estate agents their best to be good stewards of your home, but why invite problems?

Some of the de cluttering suggestions that may benefit you.

  1. When you de clutter,  you downsize, so you have less to move. This makes the process quicker and cheaper. If some of your stuff has been in boxes over the last few moves, it’s time to cut it loose. Storing the goods gives you time to reassess if you need them at all.   2. If you are downsizing your living space, over sized pieces or an excessive amount of furniture might not fit in the new space anyway.
  3. Bringing less to your new home will allow you to start fresh.

More is less when it comes to presenting your home to prospective buyers. New Francis Road Overpass at Lawnton to open mid 2013

Construction is underway for the new four lane railway overpass to connect Young’s Crossing Road with Gympie Road at Lawnton. Earth and bridge works are currently causing minor traffic disruption to the north bound traffic lanes on Gympie Road during some weekday afternoons.

Doug Parry, Manager at Elite Self Storage Strathpine, said “This overpass will open up the Lawnton Retail Business District to the significant new residential areas of  Warner and Cashmere.  Unfortunately there will be some delays while the construction proceeds, similar to the Pine River Bridge redevelopment at Petrie.”

Minor delays can be expected when the traffic is reduced on Gympie Road, Lawnton to one lane each way between 9am and 4:30pm on weekdays.

When the new bridge girders are installed over the railway line (scheduled 2nd and 3rd of September), drivers on Gympie Road should expect long delays. Moreton Bay Regional Council has advised drivers to take an alternate route on these days.

Elite Self Storage Lawnton customers should also be aware that U-Turns are still permitted at the Country Markets/Bunnings and Todds Road–Lawnton Pocket Road intersection but not at the Dianne Street/Showgrounds entrance due to safety concerns.
